JOB OVERVIEW:
Responsible for maintaining property rentals by advertising and filling vacancies;
negotiating and enforcing leases;
maintaining and securing premises to provide long-term profitability of the Group. Responsible for liaison with property developers for acquiring stores in prime locations for rental. Negotiate rental and lease contracts with landlords. Does market research pertaining to area average income, traffic flow, consumer habits, trends, and language preference. Portfolio optimization, regionalize and consolidation of the business and space optimization.

JOB RESPONSBILITIES:
- Establishes rental rate by conducting benchmark exercises and market research.
- Ensure tenants attraction and retention by offering quality spaces and superior client services.
- Follow up on new lease leads and entice potential tenants within a short period of time.
- Contracts with tenants by negotiating leases and collecting security deposit/ guarantees where applicable.
- Prepare and present portfolio budgets to Exco and Board.
- Preparation of business cases and tracking of revenue streams.
- Accomplishes financial objectives by collecting rents;
paying bills;
forecasting requirements;
preparing annual budgets;
scheduling expenditures;
analysing variance and reporting on the variance movements against budget.
- Resolve and attend to all tenant queries.
- Inspecting vacant units and ensure completion of repairs and renovations.
- Coordinate and manage tenant installation process.
- Maintains building systems by contracting for maintenance services.
- Secures property by contracting with security services, installing, and maintaining security devices.
- Establishing and enforcing precautionary policies and procedures;
responding to emergencies.
- Ensure occupancy policies and procedures are followed and handling non-compliance to these policies.
- Risk management and audit of property compliance as per legislation.
- Development of property operational procedures and policies.
- Effective governance and improved internal controls.
- Compile reports by collecting, analysing, and summarising data and trends.
- Keep abreast of industry standards and procedures in the leasing portfolio.
QUALIFICATIONS/SKILLS/EXPERIENCE REQUIRED:
- Relevant 3-year degree/ diploma (at least NQF level 6) (B. Com, B.Sc. Property Studies).
- 5 Years' property management experience, of which at least 2 years on management level.
- Ability to analyse and interpret numerical data and all other sources of information.
- Entrepreneurial and Commercial Acumen.
